The new Ocean 44 consists of a 11,850 square foot restaurant. The restaurant will replace the iconic theater located at the Fashion Square Luxury Wing entry.
The project is a new 3,289 SF Burger King with drive-thru within the newly constructed Canyon Crossroads shopping center. SEG provided civil engineering services and obtained permits through the City of Phoenix Self Certification Grading & Drainage program.
This project required the removal of an existing gas station, parking stalls, and associated curbs at the northeast corner of Stapley Drive and Baseline Road for the new 3,626 SF drive-thru restaurant.
The project consisted of demolishing the existing retail buildings to allow for the creation of new access and parking servicing two existing restaurants. The scope also consisted of an 800 square feet expansion of the existing restaurant.

Located on the 44th street corridor the new Burger King drive-thru restaurant is a redevelopment of the property formerly known as Enterprise Rent-A-Car. The entitlement process included the removal of a special use permit which limited the development of any project due to the former stipulations. The new Burger King project is a redevelopment of a former American Truck Sales and Salvage store. The entitlement process consisted of the combination of two lots, and a conditional use permit in which SEG led by representing the client in public hearings. The completed restaurant includes a 3,430 SF building with drive-thru.
The in-store remodel consisted of a new Starbucks within the existing Fry's Food Store. SEG provided architectural services for the demolition and installation of the new Starbucks Kiosk and seating area on approximately 1,068 SF.

The intent of the 3,080 SF tenant improvement is to upgrade the existing façade to match the new, more contemporary Burger King design established by the Burger King Corporation which can be seen in newer facilities in the valley. The remodel consists of replacing and repairing existing asphalt paving and sidewalk, replacing the existing elevation façade and a complete interior renovation with new finishes and décor. Other elements of modification include new signage and a canopy.

The Black Rock Coffee is a redevelopment project located in downtown Phoenix. The project consists of a 528 SF drive-thru coffee shop with an outdoor patio. SEG led the entitlement process which included, use permits, variances and site plan approval.
